Well technicaly it isnt ours yet, we put a great offer on it, they would be dumb not to take it. The owners are on vacation and wont be back for a week, they requested to not be contacted so everything is on hold until then. Selling price $789,900 our offer $800,000 with a $20,000 deposit (double what it should be). That offfer means business and we have a 830 fisco rating with no contingencys. They do have another offer for selling price but ours is better. When they get back they will review the two offers (and any more if there are, hopefuly not) and tell us Monday.

The house is amazing, it was built in 1980 but it was completely remodelded in 2001. They did everything down to drywall so it looks like a brand new house inside. The lot is 13,000 sq feet wich is huge for Orange County, although a large portion of it is down slope. It is located in Yorba Linda, a very prestigus and expensive city in OC. The area in Yorba linda is also superb, high up surrounded by multi million dollar homes. It has some view in the distance (more once we cut some trees).

The house is only 2532 sq feet, much smaller than we were looking for but the layout is huge and there is a huge finished attic above the garage wich could be a bonus room and storage area. The house is a bi level, not two stories, and not a single story. None of the house is on top of it self (a huge plus) but the house is devided in half with a half staircase, nessary due to how it is built on a slope. The way it was done is magnicent, the entire entry looks to be 2 storys heigh due to the bi level. Everything is very well layed out.

Since it was a remodel, it has tons of features that would never be found in a new track home. For starters, there are skylights in almost every room saving a lot of electricity. The ones in the bedrooms have motorized shades that block out the light at the touch of a button. The ones in the grand room (bonus room, living room, family room all in one big room) are motorized to open to let in air, and have rain sensors so that if incase it rains and they are open, they will automaticly close. The next major feature is that every room including bedrooms has a vaulted ceiling, making the house much bigger fealing. Every room in the house has tons of recessed can lights, over 40 in the grand room alone. The house has a complete alarm system with 3 keypads. A full CAT5 system throughout. Decorator style switches and outlets throughout (new track homes tipicaly do the switches but never the outlets). All the baseboards in the house are about 7' high, something also never found in new homes. The house looks very extravigant, the only thing it is missing is crown moldings.

As far as luxury features, the house is stocked. There are Birch Built ins throughout the house, worth around $20,000. The kitchen is top of the line with a built in GE Monogram fridge, tons of cabinets, work desk and built in granite table. The whole house has granite counters, and top of the line Birch Cabinetry. All the bedrooms have mirrored wardrobe doors. The whole house has Travertine tile and Berber carpet, again top of the line. All the landscaping around the house is well done, lots of rockwork all around. We believe (have to verify with the owner) that the backyard is all pre plumbed and all electrical for a spa, just have to build it.

As for the Garage, it is a large 3 car, has space all around. Tons of built in cabinetry all throughout the garage, plus as I mentioned earlier the huge attic above the garage is finished with drywall, lighting, and flooring. There is a large trap door from the garage to a huge attic over the master bedroom; since the door is so big we can store large boxes in that huge attic space (as they are currently doing). The front yard is very deep, the driveway can comfortably hold 9 cars (3 wide, close to 4 deep). This is not including the parking space next to the garage that also doubles as RV access. If we put a cover over it (couple of hundred $) we can hold 4 cars at all times without blocking the driveway. It is a single loaded street, meaning there are houses on one side and up slope on the other, whenever we have parties the whole street is one huge parking strip.

wow, that's expensive, but I don't believe it's out of line with California prices. According to my mom (real estate agent when she feels like it), the houses down the street from me are easily topping $400K. This is for a tiny 3 bedroom, 2 car garage house. I dunno how the hell I'm gonna be able to afford my own house at these prices.

Congrats! We bought a house a couple months ago. Stupidest thing I ever did, now I have no money AND no time ("Honey, let's redo the front yard... Honey, let's put french doors in here... Honey, let's spend every waking monent and every last penny making this 'our' house...")

[ohcrap] Homes are so expensive in California! I remember looking at a house in San Diego in 1994 for $170,000.00 and it is now $500+++ and a small home for the area.

The one thing about owning there is look at all the equity you build. My house is 4 Bed; kitchen that you could play racquetball in, pool and spa, 3-car garage, but the thing has only gone up like $60K in the last few years. Overall it is not a gigantic house by any means, only a bit bigger than average, but way more than I could afford in California. If the thing had been in California for the last 5 years I can only imagine the cash I would have made. [:D]

Here is the first exterior pic.

See all that space above the garage, its a finished bonus room (not included in sq footage) To get to the front door you walk through that passage next to the garage wich opens up into a court yard. The exterior of the house is the only thing that is somewat original, hence the older look.

The kitchen (upper level) has a set of french doors that opens to this patio. Again lots of custom lighting. It is hard to see in the pic but where the tree is thinned out is where the view is. Almost all those trees in the way are on the property so much of it can be trimmed to expose more view.

wow, that's a beautiful house. Looks like double the size of the $400K houses I'm talking about. Hmm, double the size, double the cost. Guess that's about right. Cept your house looks a lot more impressive and in much better shape.

Lower lot section 2. The yard visable in this shot is the yard behind the Grand Room, the house continues farther but is not visable in this shot and I dont have any pic that shows it. Past the fence is a large downslope that wraps around the rear of the lot, all of that is owned by me but maintained by the city.

You wont believe it, I didnt get the house.

The owner called the listing agent and told her to just take the first offer, didnt ask anything about the others. Aparently he is a doctor and dosent care about the money. Since we are the second person to make an offer, we are the official backup but the realtor said it is very unlikely they will have any problems. Oh and there wasnt just 2 offers, they got 4 others after ours. Some of the other offers were up to $20k over so we werent the heighest either. That just showes how great a house it was.[:(!]

All I can do is hope something happens to the first offer.[:(]

What a shocker. [joke]. The house WAS expensive... stuff like that is hard to get. No worries.. if you guys have the money for this house there is sure going to be another one for you in CA not too far from now. [:I]
